BIM modeling and coordination, LOD 100 to 500

Fire protection modeled in Revit at any level of development.

Fire protection modeling in Revit at any level of development, from LOD 100 concept layouts through LOD 500 field-verified as-built models. Fire alarm, sprinkler, and VESDA systems are modeled and coordinated with architecture, structure, and MEP, with clash detection and resolution before issues become RFIs. Whether the GC wants a coordination model for the trade meetings, the MEP firm needs the fire protection scope in the federated model, or the owner wants an as-built for facilities, the same team delivers it.

Level of development

LOD 100 concept | 200 approximate | 300 precise | 350 coordination | 400 fabrication | 500 as-built

Level of development describes how much you can rely on an element in the model, not how pretty it looks. Each step up adds geometry, information, and coordination you can build from. We model to the level your contract or BIM execution plan calls for, and we say which level each system is at so nobody reads a concept layout as a fabrication drawing.

Every model carries the fire alarm, sprinkler, and VESDA content the permit drawings are cut from, so the drawings and the model never disagree.

  • LOD 100 Concept: Massing and system intent: where the risers, panels, and major equipment go, enough to price and plan.
  • LOD 200 Approximate: Generic elements with approximate size, shape, and location, used for early coordination and scope confirmation.
  • LOD 300 Precise: Specific devices, pipe, and conduit at accurate size and location, the basis for permit drawings and takeoffs.
  • LOD 350 Coordination: Interfaces with other trades modeled, hangers and clearances included, clash detection run and resolved against architecture, structure, and MEP.
  • LOD 400 Fabrication: Shop-level detail for prefabrication and installation: cut lengths, fittings, supports, and assembly information.
  • LOD 500 As-built: Field-verified model of what was installed, for turnover, facility management, and future renovation.

Contractors

For electrical and fire alarm contractors

Large projects increasingly ask for fire alarm and early warning systems to be modeled and coordinated with the other trades. We build the Revit model directly from our own design, so the design and the model come from one source, at the level of development the project requires.

  • Fire alarm and VESDA modeled at LOD 100–500
  • Clash detection and coordination issue logs

Why contractors, MEP firms, and architects bring us their BIM scope

A model built by fire protection designers, coordinated before the trade meeting, and delivered under your name.

Fire protection expertise

Models are built directly from our own fire alarm, VESDA and sprinkler designs, so the model matches the design.

Conflicts resolved and documented

We resolve conflicts involving our systems and document the ones that need other trades to move.

Continuity

One firm from design through as-built. When the design changes, the model is updated to match.

How we quote BIM work

Scoped by LOD, systems, and model size.

Send us the architectural and structural models or drawings, the BIM execution plan if there is one, the systems to be modeled, and the LOD required at each milestone. We quote from the model scope and the coordination effort, so the number reflects the actual work. Request a quote through the portal.
